Our Approach

We are a Qualified Opportunity Zone Fund focused on the development and commercialization of Opportunity Zones, designed to utilize the benefits of the recent Tax Cuts and Jobs Act of 2017 (TCJA) to invest in Opportunity Zones.  We will invest the Fund in specific Opportunity Zone(s) to maximize profits, shelter invested capital gains from taxes and to maximize the invested capital gains with the profits of the redeveloped assets.

This is a noble and unique opportunity for investors to enhance the landscape of underserved zones with untaxed capital gains yielding a tax benefit to their investment in the Fund.  The Fund will implement a detailed plan of redevelopment. The Fund will acquire real estate in the specific Opportunity Zones and our experienced team will execute the redevelopment plan.  The targeted Opportunity Zone has a very high rental rate and rental market that is not fully serviced.

Our Approach

Lease Accounting & Zoning Compliance

We are also prepared to comply with the new US GAAP guidance codified in ASC 842, Leases.  The Founders and the General Contractor have identified subcontractors capable of timely delivery of rental units and warehousing. The Funds real estate attorney is the author of the zoning ordinances in the targeted Opportunity Zone.

A Safe Exit

The term of the investment is ten years. The Fund has identified community anchors who will acquire our properties for a suitable exit strategy for the Fund and it’s Investors.
